The current market has been changing, but not as big of a shift as headlines like to make it appear.  

Overall in Jackson County we are down -5.7% from April - June year over year.  However, from 2021 to 2023, we are still up in value 3.2% Some areas, like Jacksonville and Phoenix are still up in prices from last year, while the hardest hit areas are Gold Hill and Rogue River. 

Less homes sold from last year in April - June, 489 (2023) compared to 769 (2022), so we are starting to see the part-time agents leave the market, which is ultimately better for the consumer. There are about 5% fewer homes on the market to pick from, so buyers could use some inventory to pick from.
